Making "Business Decisions" about Property
Too many times I see people get emotional about property, and if there is one thing that will make you fail as a property investor, it's getting emotional.
People get caught up in "it looks lovely" (in real life) rather than "it looks lovely" (in pound notes in my pocket).
On the Property Mentor Workshop you'll learn to work out if a property is a "good" investment. (and how good)
You'll learn a simple technique called "stacking" that will tell you in just 7 seconds if a property is a "good" investment without making any rash, emotional decisions..and without even seeing the property!
And what makes a "good" investment?... Well for me the most important criteria for an investment is "How much money will I make from it per month"?
Until you know how much money you will make from a property you shouldn't be in the slightest bit interested in what it looks like!
- I mean you don't need to care about
- what colour the wallpaper is,
- how big the garden is,
- what you can see out of the front window,
- how old the boiler is,
- does it need renovation,
- etc
until you work out if it's going to make you money... and roughly how much!
Once, and only once, you've got a rough figure as to how much money you could make from the property do you then go and view it.
The Property Mentor System will save you hours and hours of time, wasted journeys and money.
Save time... view only the "Peaches"
So as a time conscious property Investor, you want to utilise your time efficiently, and make the most money from the shortest possible time frame.
Following the Property Mentor System will give you FULL control over your time. I'd say that for every 100 properties that you come across 90% of the work in filtering these out happens at the "stacking" stage, which takes only hours!
But as a result of the stacking stage, you know have a ready made list of properties to view ranked on how much money you'll make monthly from each of them.
Then all you need to do is work out which ones to view by using a simple formula...
Choose a amount of money you want a property to generate for you per month in cashflow - That's pound notes in your pocket at the end of every month.
Then you filter out the properties that DON'T hit the grade!
We start by setting the bar for you at £500 profit per property per month - but you may choose (like many delegates) to set your personal bar higher... maybe you can set your bar so that you only view properties that make you at least £700, £800, or even £1,000 profit per property per month
Using this technique - you know that you are only viewing properties that will make you money - or, as you'll learn to refer to them as... "peaches".

Being a Property Investor means being "creative"
That sounds like "Breaking the Law"? NO!
It's thinking "Outside the Box"
On the Property Mentor workshop you will learn to be a "creative" property investor who thinks outside the box.
You'll have the ability to structure a deal that works for both you and the vendor.. where both of you walk away from the deal happy! (and "Happy" for us means a minus money down deal)
- Think about it, if you want to structure a deal where you put nothing into it (Or even get money out), there are a few things which can't change...
- The Market price of the property.
- Your Investment (which has to be at least zero, better still minus ).
- 85% LTV Mortgage from the lender or bank.
So given the criteria - how can you structure a "no money down deal"? Well... you definitely need to be creative.
On the workshop we spend the vast majority of Saturday gradually introducing you to the various different ways of structuring property.
This is one of the main reasons why we keep the numbers so low - We only allow 21 delegates on each workshop because as you learn to structure your deals and become a creative property investor you might need our personal input. In which case we'll sit down with you and go through the structure in detail.
Yes, people do struggle, and yes it does stretch you, but you know what, once you get it, you've got it.... and you've got it for good.

Why do most investors get it wrong?
Let's just analyse for a minute what most investors do. If you walk into an estate agent and ask for an "investment property" what do they show you?
Well in our experience, One and two bedroom flats and houses.
What?!
Why do all estate agents think that one and two bedroom properties are the "ideal" investment?
We think it's crazy and here's why....
Lets say that there is a two bed flat on the market for £150,000 and an investor buys this to "make money"..
Right, let's look at how it might pan out for them..
So, first of all there is the capital outlay - say 15% deposit - which works out to £22,500 (£150,000 x 15%) and then stamp duty (1%= £1,500) and closing costs say another £1,000 - so all in all £25,000.
So the investor has to borrow 85% from the bank, which works out to £127,500 (let's assume that the bank is charging 5.5% interest)
How much could they get for this flat in rent? Well looking at "yield" as most investors do - They would be really lucky if they could get a yield of 6.5%

Ouch! Just £27 per month profit... OK, let's say they do their own property management and don't build a maintenance reserve for repairs, then they might make £138.00 profit (If they're lucky) -
That's a 6.62% ROI (return on investment)
£138.00 x 12 months = £1,656 profit for a £25,000 investment
- But...
- what if interest rates go up?
- what if they can't find a tenant for a few months?
- what if the property needs a new boiler or carpets?
Doesn't look good does it?
How many of these investments do you need before you become financially free?
20?
Well, let's suppose you did manage to have the £500,000 pounds you'd need for the 20 investment properties - you'll end up with 20 properties each making you £138 a month - so your passive income will be £2,760 per month
OK - so maybe you could be "financially free" on £2,060 a month (if you pushed it) but you'd now have a full time job managing the properties.... So really you wouldn't be financially free at all.
So maybe to free up your time, you decide to use a letting agent. They'll take their 10% commission (10% if your lucky, more like 12-15%) which will leave you with £50 profit per property per month - so your income would come down to £1,000 per month... ummm.. and all this assumes you have the half a million in cash to fund the purchase of these properties in the first place.
Is it any wonder why so many investors get frustrated?
We do things differently
We don't buy one and two bedroom flats and houses (hopefully that's obvious).

Stretch Your Reality
Many people can't fathom how we can make so much money, per property per month. I like to explain it using two people Bill and Fred.
Bill has been renting a house ever since he lost money in the property market crash in the early 90s. Bill thinks that everyone who buys a property is a fool as they might lose money as he did.
Fred thinks that only a fool rents a property as only a fool would allow all that rent money go down the drain.
So who is right? Bill or Fred?
Well both... Both Bill and Fred think that they are right, and that the other one is wrong... in essence each of them has a different "reality" to the other.
- Now here I am saying that I can teach you how to:
- Buy property with little, no, or even minus money down.
- Make more than £500 - £1000+ profit, per property, per month.
- Retire financially free in a year (or less).
What?!...
Most people believe that their "reality" is the only "reality" - just like Bill and Fred, and most people believe that to retire financially free within one year with a tax free income for life is impossible too.
I'll let you decide which "reality" you want... you choose either your "current" reality or the reality of the "enlightened Property Mentor delegate".
The Long Game
Do you know anybody who sold a house some time ago, and now regrets it?
If we look at government data we see that back in 1970 the average house price was £5,000 pounds.
£5,000?!
Today £5,000 is nothing.. many people earn many times that a year.
But that same average house that was worth £5,000 in 1970 is now worth over £150,000 !
WOW!
If you go back in time to 1970 and meet Mr. Joe Average buying his average property and tell him "Joe, in over 30 years time your property will be worth £150,000" what do you think he might say?
Well he'd probably laugh at you.
Why? because you're telling him that his house will go up in value by 2,900% I mean that's like telling you today that the average house price in 2035 will be £4,350,000
I'll say it again, that's like telling you today that the average house price in 2035 will be £4,350,000
OK, now that you've stopped laughing - think about it.
If Joe knew, back in 1970, what house prices were going to do - he should have bought a few.
So what should you be doing today?
I'm not saying that house prices will hit £4.35 million by 2035, all I'm saying is open your eyes a little - what if it only gets half way?
The only thing that might stop you from owning a property for a long period of time is not having sufficient cashflow when interest rates go up.
The unique way in which we let properties provides us with excellent cashflow that allows us to "ride out" these periods.

When you have a question, query or you get plain "stuck" with a deal you put the question to the delegate forum, and then our trainers (or other delegates) will reply ...That way everyone will benefit from your question and the answers ( and you'll benefit from everybody else's questions).
Right now there are over 8,700 different posts about all sorts of different subjects (and it's growing at the rate of over 200 posts a week) Imagine you having access to information ideas, and advise about what is happening in the UK property Investment world at the click of a mouse. Chris Moon (March 2004)
Chris amazed us with his story of courage and determination.
Chris Spoke at our Spring Bash March 2004
Chris Moon attended the Royal Military Academy Sandhurst and was commissioned into the Royal Military Police. He also served with several infantry units.
On leaving the army he worked successfully in a financial institution, after two years he left to pursue what he considered to be the ultimate management and humanitarian challenge and worked for a British charity specialising in mine clearance. He worked in the most hazardous areas frequently crossing front lines, communicating with all factions and maintaining neutrality.
His task was to train recently de-mobilised local soldiers to clear mines and also to put in place a local management structure that would be self-sustaining. Whilst working in Cambodia he was kidnapped by the Khmer Rouge with two members of his local staff. He refused to be a victim and successfully negotiated their release.
In Mozambique in 1995 Moon was blown up whilst walking in a cleared area. He lost his lower right arm and leg. It is believed a mine buried below metal detector range injured him. He survived against all odds, only because of his sheer determination, high level of fitness and ability to give himself first aid. He made an astonishing recovery.
In the first year after a tragedy and disability that would have shattered most people he did a Masters degree in Security Management at the University of Leicester and also ran the Flora London Marathon in just over five and a half hours to raise funds for mine victims.
He has run over 20 marathons all over the world and was the first leg amputee to complete the Great Sahara Marathon, described as the 'toughest foot race on earth'. He was one of the final torch runners in the opening ceremony of the Winter Olympics in Japan this year.
Chris works with seven charities, something he describes as 'a privilege for which I am grateful to have the opportunity'.

Emma Bowes was just 19 when she was diagnosed with this potentially fatal illness, that can kill within a matter of weeks, or even days. Through sheer determination, an unshakable faith and with the extraordinary love and the support of her family and friends, Emma survived the ravages of repeated chemotherapy and radiotherapy and triumphed over disease.
"For some people, they say, the glass is always half empty. For others it is half full. Well mine is the glass that you have to pick up v-e-r-r-y slowly or risk it brimming eagerly over the edge in a wayward stream... And when the glass is always that full, you see, there is no room for Bad Things. If they blow your way you let them drift on by, or kiss the frog to fairy prince, or dust the lining of the cloud with silver. But sometimes the Bad Thing is Really Bad and even if you screw it up very tight and small it is bigger than you are. And then the only thing to do is come out and fight. And all the time you are balancing that shining glass so precariously in your hands because you know that what you carry could not be more valuable if it were liquid gold. And all of a sudden you realise that that is what you are fighting for and that you would lay down your life for it because without your Spirit you have nothing and the Demons have won the war. And that can never be..."

Ben Saunders (July 2004)
Ben was the youngest person to walk solo to the North Pole! (He was told he'd never amount to anything)

On his latest expedition in February 2004, Ben Saunders set out from Cape Arktichevsky in Northern Siberia in an attempt to be the first person in the world to make a complete crossing of the frozen Arctic Ocean in a 1,240-mile journey ending in Canada, solo and unsupported. The expedition was a traumatic one: out of the four solo attempts, Ben was the only one to reach the North Pole. A Finnish woman died within 24 hours of being on the Arctic Ocean, a French Marine fell through thin ice and was rescued with severe frostbite and an American was airlifted out with frostbite and a broken ankle.
Ben Saunders holds the record for the longest solo arctic trek by a Brit, and became the youngest person ever to reach the North Pole on May 11th 2004. After experiencing first hand conditions described by NASA and Environment Canada as ?the worst on record?, Ben has raised international awareness regarding the extent to which climate change is affecting the Arctic. He noticed conditions that were up to 15 degrees warmer than in 2000, and had to negotiate vast, unprecedented areas of thinning ice and open water.
In April 2003, 25 year old, Ben Saunders made a round trip to the North Pole from the Russian ?Ice Station Borneo?, skiing solo over 140 miles in just two weeks. He used pioneering technology to send the first ever real-time video footage from the Pole and to update the award-winning northpole2003.com live from the ice. Not only did Ben achieve a world first, but the expedition raised over ?10,000 as well as vital awareness for The Orchid Cancer Appeal, a leading male cancer charity.
During the previous spring of 2001, Ben became the youngest person ever (at 23) to attempt an unsupported ?all the way? North Pole expedition, along with fellow Briton Pen Hadow ? a challenge described by Reinhold Messner as ?ten times as hard as Everest?. Having gone to the bash, I really feel I am part of an exciting community. I was also inspired by fellow delegates and seeing how much energy was in the room.
